We are able to furnish your property and make it suitable for your new tenant. Tenants who have full repairing and insuring leases will be responsible for the dilapidations of the property at the end of the lease term. ‘Dilapidations’ means the same as ‘disrepair’ and in particular is tied in with the repairing and decoration obligations in the lease agreement.

  • Lease extensions

The Leasehold Reform Act 1967 (LRA 1967), as amended by Commonhold and Leasehold Reform Act 2002 (CLRA 2002), gives a tenant of a leasehold house a right to acquire the freehold or an extended lease of the house and premises where certain conditions are fulfilled.

These conditions may be broadly summarised as:

(a) The tenancy must be a long tenancy (exceeding 21 years).
(b) In some cases the tenancy must be at a low rent1.

Broadly, a tenant under a long tenancy at a low rent of a house may acquire compulsorily either the freehold of the house or an extended lease of the house and premises. The right to an extended lease additionally depends on whether the value of the property falls within the financial limits set by the formula contained by the Leasehold Reform Act 1967.

  • Rent collection and control/debt recovery

Our rent collection service offers you peace of mind to ensure that rent is collected on time from the tenant and paid directly to the account of your choice. We also provide a monthly statement of account which shows funds received and spent in relation to your property.

In the event that there are any rent arrears, we will take the appropriate action to secure payment of those arrears or to take the appropriate steps in relation to seeking possession of your property should the tenant be unable to clear those arrears. 

  • Tenancy agreements

We are able to provide Assured Shorthold Tenancy Agreements drafted by our lawyers, which will cover all the necessary terms to ensure that you are well protected throughout the term of the tenancy. If you have any particular requirements, we are able to adapt the Agreement to suit you.&

  • Notices

If you or the tenant wishes to terminate the Tenancy Agreement, notices will need to be served and we will deal with these on your behalf. It is usually the case that with a fixed term tenancy, neither a landlord nor a tenant can give notice to terminate until the term has expired. However, if one of the parties has substantially breached the Tenancy Agreement, a notice may be served advising the other party of the substantive breach and terminating the tenancy.
